Online estimate vs. an agent's price
Online estimate
A computer looks at public records, tax data and nearby sales. It is fast and free. It cannot see inside your home. It does not know about your new roof, your kitchen, your view or the busy road out back.
Use it for: a ballpark, in one minute.
Agent price analysis
A local agent picks the three to six homes most like yours that sold recently, then adjusts for size, condition, upgrades and lot. You get a written price range and the reasons behind it.
Use it for: the price you list at, and the money you walk away with.
No cost. No obligation to list.
What moves your home's value the most
Upgrades that usually pay you back
- Fresh paint in neutral colors.
- Fixing what is broken: leaks, cracked tiles, doors that stick, dead outlets.
- Curb appeal: trimmed yard, clean entry, new house numbers, a painted front door.
- Deep cleaning and clearing out clutter. It costs little and photographs well.
Big remodels right before you sell rarely pay back in full. Ask your agent before you spend.

Home value questions
How accurate are online home value estimates?
Online estimates use public records and nearby sales, so they can be off by thousands of dollars, especially for homes with upgrades or unusual features. They are a good starting point. An agent's price analysis looks at your actual home and recent sales like it.
What is a comparative market analysis?
A comparative market analysis, or CMA, is a report an agent makes that compares your home with similar homes that sold recently nearby. It adjusts for size, condition and upgrades and gives you a price range with the reasons behind it.
Does a free home value mean I have to list with you?
No. The estimate and the agent price analysis are free, and you are not obligated to list your home.
What is the difference between an appraisal and a home value estimate?
An appraisal is done by a licensed appraiser, usually for the buyer's lender, and it is a formal opinion of value. A home value estimate or a CMA helps you choose a list price. Both look at recent nearby sales.
How often do home values change?
Values move with interest rates, the number of homes for sale and the season. In a fast market they can change month to month. Check again before you list.
