How long does it take to sell a house?

It depends on your price, your market and the season. Once you accept an offer, most homes close in 30 to 45 days when the buyer uses a loan, and faster with a cash buyer. Your agent will give you a timeline for your area.

Do I need to fix everything before I sell?

No. Fix what is broken, unsafe or likely to fail an inspection. Skip big remodels, because they rarely pay back. Your agent will give you a short list of fixes that are worth it and ones to skip.

Can I sell my home and buy another one at the same time?

Yes. Your agent can line up both closings, and a lender can tell you whether you can buy before you sell. Having your agent, loan, title and insurance working together makes the two dates easier to match.

Do I have to sign a long listing contract?
