How getting a mortgage works

Six steps from "what can I afford?" to keys in hand.

How much can I afford?
  1. Pre-qualify. A quick estimate of what you could borrow, based on what you tell the lender.
  2. Get pre-approved. The lender checks your credit, income and assets and gives you a letter to shop with.
  3. Make an offer. Your agent writes it. Your pre-approval shows the seller you are serious.
  4. Apply and lock. Finish the full application and lock your rate. You get a Loan Estimate within three business days.
  5. Appraisal and underwriting. The lender checks the home's value and verifies your file.
  6. Close. Review your Closing Disclosure, sign, and get your keys.

Conventional

The most common loan. Mortgage insurance can come off once you build enough equity.

FHA

Fixed or adjustable

How to get a better rate

  • Raise your credit score before you apply. Here is how.
  • Put more down if you can. A smaller loan can mean a better price.
  • Compare Loan Estimates from more than one lender, side by side.
  • Ask about points. Paying points up front can lower your rate. Ask when it pays off.
  • Lock at the right time. Your loan officer will tell you how long a lock lasts.

Do I have to use NEXA Mortgage if I work with an AXEN agent?

No. NEXA Mortgage is affiliated with AXEN Realty, but you can use any lender you choose. Compare Loan Estimates and pick the one that is best for you.

What is the difference between the interest rate and the APR?

The interest rate is what you pay to borrow the money. The APR adds most lender fees and points, so it shows the fuller yearly cost of the loan. Use APR to compare offers.

What is a Loan Estimate?

A standard three-page form that shows your rate, monthly payment and closing costs. Lenders must give you one within three business days after you apply.

How long does it take to close on a mortgage?

Often about 30 to 45 days from application, depending on the loan, the appraisal and how fast documents come in.

Can I get a mortgage with a lower credit score?

Often, yes. FHA loans are built for more flexible credit, and requirements vary by lender. A loan officer can tell you what fits.
