  1. Buying a condo? Read the building's health. Florida requires milestone inspections of older condo buildings three stories or taller, and reserve studies. Ask for both, plus the budget and any planned special assessments.
  2. Check the flood zone. Much of Miami is in a flood zone. Ask for an elevation certificate and get a flood quote before your inspection period ends.
  3. Price the insurance first. Wind and flood insurance can be a big part of the monthly cost. A wind mitigation report can lower it.
  4. Know the approval rules. Many condo and HOA boards must approve buyers or renters. Ask how long it takes and what it costs.
