Conveyance fee
The county auditor charges up to $4 for every $1,000 of the price. The seller usually pays it.
Seller disclosure form
Most sellers must give the Residential Property Disclosure Form. If you get it after you sign, you may be able to back out. Ask your agent about the deadline.
Title company closings
A title or escrow company usually holds the money and records the deed. You don't have to hire a lawyer.
Homestead help
Owners 65 or older, or disabled, under the income limit can take part of the home's value off the tax bill. Owners who live in the home also get a credit. Apply with the county auditor.
Test for radon
The Ohio Department of Health tells buyers to test for radon before they buy, using a state-licensed tester.
Old coal mines
In some eastern and southeastern counties, homeowners insurance must cover ground sinking over old mines. Ask your insurance agent.
