How 100% commission real estate brokerages work

At a 100% commission brokerage, you keep your whole commission and pay the brokerage a set fee instead of a share. It is usually cheaper once you close more deals or bigger ones. It is not always cheaper for everyone, so do the math.

How it works

A split brokerage takes a percentage of every check, often until a yearly cap. A 100% brokerage takes none. Instead you pay a flat fee per deal, a monthly fee, or both. Some cap the flat fees too.

Example: on a $10,000 commission, an 80/20 split costs $2,000. A $500 flat fee costs $500. On a $4,000 commission, the split costs $800 and the flat fee still costs $500.

What 100% brokerages charge

  • A flat fee per deal, sometimes with a yearly cap. LPT's Business Builder plan is $500 a deal capped at $5,000. AXEN's Pro plan is $500 a closing capped at $6,000.
  • A monthly or yearly fee. Charged whether you close or not.
  • Per-file fees for compliance, E&O or admin.
  • What is not included. Some low-fee shops leave out the transaction coordinator, training or tech, so you pay for them yourself.

When a split is better

If you close only a few small deals, a percentage split can cost fewer dollars than a flat fee plus monthly charges. Once your commission per deal passes a few thousand dollars, a flat fee usually wins. Put your own numbers in the fee calculator.
