The county clerk collects $0.75 for every $500 of the price when the deed is recorded.
Seller disclosure or disclaimer
When a seller uses an agent, they give the state disclosure form, or a disclaimer if they never lived in the home and know of no problems. The form must be less than 180 days old.
Title company closings
A title or escrow company handles the closing, and the abstract (the property's paper history) is often updated and checked.
Homestead exemption
If you live in the home you own, apply with the county assessor by March 15 to take $1,000 off its assessed value.
Mineral rights
A home often comes without the oil and gas rights under it. Check the deed, and ask the title company what the policy covers.
Storms
Ask about past tornado or hail damage, which the seller's form covers, and whether the home has a storm shelter or safe room.
