Home Staging Tips to Sell Faster

Buyers decide in seconds, most of them while scrolling photos on a phone. Staging is how you win those seconds. You don't need to spend a lot. You need to remove what gets in the way.

1. Take stuff out

  • Pack up family photos, collections and most of the stuff on counters.
  • Pull out extra furniture so rooms look bigger and walk better.
  • Clean out closets. Buyers open them.

2. Clean like you mean it

  • Scrub grout, wipe baseboards and clean windows inside and out.
  • Get rid of smells: pets, smoke and cooking. Buyers notice smell first.
  • Kitchens and bathrooms have to shine.

3. Fix the small stuff

  • Replace burned-out bulbs, patch holes and fix drippy faucets.
  • Swap old cabinet handles or light fixtures if they look dated. It is cheap and shows up in photos.
  • Touch up paint. Light, neutral colors work for the most buyers.

4. Light it up

  • Open every blind for photos and showings.
  • Use the same bulb color in each room.
  • Add a lamp to dark corners.

5. Give each room one job

The spare room that is half office, half storage? Make it one thing: a bedroom or an office. Buyers should know what every room is for.

6. Don't forget the front

  • Mow, trim and pull weeds.
  • Paint or clean the front door. Add a new doormat and a plant.
  • Make sure the house number is easy to see.
